A successful property transfer in Dubai depends on one thing above all — timing. Even a small missing document or unchecked step can lead to frustrating delays for both buyer and seller. At CLC Conveyancing, we manage every stage to keep your deal moving smoothly.
Here are five common causes of delay — and how to avoid them.

1. Missing or Expired NOC
The No Objection Certificate (NOC)Â is issued by the developer to confirm there are no outstanding service charges or restrictions on transfer.
Common issue:Â Late applications or expired NOCs.
How to avoid it:Â CLC prepares and submits the NOC application as soon as all clearances and payments are ready, tracking developer timelines to avoid expiry. CLC's experience in property transactions means they know whether NOC or ENOC is relevant to your transaction.
2. Unpaid Service Fees or Utility Bills
Service charges, and for some developers DEWA and District cooling bills must be fully settled before NOC approval.
Common issue:Â Sellers assume their payments are up to date when there are small outstanding amounts or advance payments maybe required.
How to avoid it: We review statements early and advise exact settlement amounts before submission — no surprises, no delays.
3. Delayed Bank Clearances or Liability Letters
For mortgaged properties, the bank must issue a liability letter and later a release letter once the loan is cleared.
Common issue:Â Timing gaps between bank processing, parties being available and ready.
How to avoid it:Â CLC coordinates directly with all parties to ensure the timing of letter request and issuance is aligned for the next stage.
4. Power of Attorney (POA)
Transfers can’t proceed if POAs are incorrectly drafted, and/or attested.
Common issue:Â Clients assume old POAs are still valid and that the appropriate powers are in the POA document to represent the buyer or seller in all aspects of the transaction.
How to avoid it: We review all legal documents in advance and can even act as your legal Power of Attorney if you’re unable to attend the transfer in person.
5. Incorrect Documents or Expired IDs
Even small document errors can cause major delays on transfer day.
Common issue:Â Names spelled incorrectly on forms, outdated Emirates IDs or passports, or missing property documents.
How to avoid it: CLC carefully reviews every document before submission — from title deeds and POAs to ID validity — ensuring all details match exactly and nothing expires before the transfer date.
A smooth transfer is all about preparation, coordination, and communication.
